About This Service
Your yearly gas safety check, done properly and on time
If you let out a house or flat with a gas boiler, hob or fire, the law asks for a gas safety check every 12 months by a Gas Safe registered engineer. The record of that check, often called a gas safety certificate, landlord certificate or CP12, is what you give your tenants and keep for your own files. Let the date slip and you're breaking the law, and a fault could go unnoticed.
Homeowners book the same check after moving into a new home, or when an older gas fire or cooker hasn't been looked at in a while. Robert Hill & Co are Gas Safe registered engineers based in Milngavie, serving Bearsden, Kirkintilloch and the surrounding area. We check every gas appliance and flue in the property, explain anything we find, and leave you a clear record.
- Landlord gas safety records (CP12) for houses and flats
- Gas safety checks for homeowners and new home buyers
- Boilers, gas fires, hobs and cookers, and their flues
- A tightness test on the gas pipework
- Repairs to any faults found, by the same engineers
On each appliance, the engineer checks that it's burning gas properly, that the gas pressure is right, that its safety devices shut the gas off when they should, that it has enough fresh air to burn safely and that the flue carries fumes out of the home. The record lists every appliance checked, any faults found and what was done about them, with the engineer's name, Gas Safe number and the date.
For landlords in Scotland, a few rules sit alongside the certificate. Existing tenants need a copy within 28 days of the check, and new tenants before they move in. Keep each record for at least two years. You can have the check done up to two months before it's due and keep the same renewal date. Rented homes also need a carbon monoxide alarm in any room with a gas boiler or fire, and in any bedroom or living room a flue runs through. Because we also have NICEIC Approved electricians, we can carry out the five-yearly electrical safety inspection (EICR) Scottish landlords need too, so both checks are with one firm.
Why landlords and homeowners book their gas safety check with us
Every check is carried out by a Gas Safe registered engineer. Our registration number is 528939, it's printed on your record, and you can look it up on the Gas Safe Register.
How your gas safety check works
1. Book your check
Tell us the address, the gas appliances in the property and when the current certificate runs out. If tenants live there, let them know when we're coming.
2. We check every appliance
Our engineer tests the gas pipework, then checks each boiler, fire, hob and cooker, along with its flue and air supply.
3. Any faults explained plainly
If something isn't safe, we tell you what's wrong and what it needs. An appliance that's dangerous is turned off and labelled until it's fixed, as the gas safety rules require.
4. Your gas safety record
You get the record listing every appliance checked and the result, ready to pass to your tenants or keep with your house papers.

The price depends mainly on how many gas appliances are in the property, because each one is checked separately. A flat with just a combi boiler takes less time than a house with a boiler, gas fire and hob. Tell us what's in the property when you get in touch and we'll talk you through the cost.
